As Licensed Mold Assessors and Home Inspectors we do a thorough inspection of your home to identify any moisture or water issues first, as the source is an important factor to understand and mitigate. We can also combine a full new home pre-purchase inspection and with our mold inspection to give you complete assurance of your investment at an affordable price.

We will not only look with their eyes but will also use state-of-the-art tools such as a moisture detection meters, hygrometers, and infrared camera technology.  In addition, I can conduct air sampling which focuses on the presence of Volatile Organic Compounds “VOC’s” with an emphasis on the Mold Specific Volatile Organic Compounds or “MVOC’s”. I refer all samples taken to an independent laboratory for analysis.

The methods used for surface sample collection are swabbing, bulk and tape. 

Swab – used to collect a sample from a small specific location

Bulk – is the removal of material, like a piece of drywall, that is sent in for testing

Taping – Tape is used to collect a sample from a larger area, which will adhere to the tape

Residential Mold Testing

After this visual inspection, the sources of any moisture issues and/or high relative humidity sources are identified and noted for the report, which will include measurable reading and photographs. If any areas are identified with visible mold growth or are suspected, mold testing may be recommended.

Based on our mold inspection and any relative health concerns from the owner, mold testing may be needed to identify and understand the scope of the damage and to design a proper protocol for abatement and removal of the mold. We conduct surface and air samplings to achieve the best results.

Surface sampling is used to evaluate whether a suspected stain, discoloration, blemish, or other irregular appearance on a surface is mold.  The primary objective is to positively identify the specific types of mold present on a surface and whether it is viable or non-viable (alive or dead).

Air sampling is to evaluate whether or not an elevated or unusual mold condition exists indoors when such a determination cannot be by visual observation alone.  In a non-invasive inspection it is not always possible to visually determine if a "suspect condition", such as water stains or high moisture in ceilings, walls, floors, is a mold problem or not. Testing the airborne mold spore levels provides valuable information in identifying hidden mold issues, assessing the scope property damage and cost of abatement, and in evaluating potential health risks associated with exposure to high levels of mold contaminated air. 

We use Bio-aerosol air samples taken indoors and outside of the home for comparison purposes.  Air samples can identify the types of molds present and the concentration of these mold spores.  Understanding the specific molds present is important, since not all molds present a health concern.  Mold spores are organized into three groups according to human responses;

Allergenic

Most likely to affect those who are already allergic or asthmatic

Pathogenic

Serious health effects in persons with suppressed immune systems

Toxigenic

Capable of causing serious health effects in almost anybody

Keep Your Home Healthy

After the mold inspection, mold sampling and testing results are received back from the accredited laboratory a detailed report of the findings is compiled. This report will include a written description, photographs, laboratory analysis and recommendations and protocols for removal.
